Can you hold a place before I apply?
We do not hold properties prior to applying. -
Do I pay first month’s rent and last month’s rent with my security deposit?
No, we only require payment of the security deposit immediately. The first month's rent is due prior to moving in. We do not collect last month's rent early. -
How old do you have to be to apply?
Everyone 18 years or older, that will be occupying the property, must apply. -
Is the deposit refundable?
Security Deposits are refundable but not until you have vacated the property or the lease has ended, whichever is later. -
Who needs a cosigner?
Only college units allow for cosigners (Wilmington, NC properties only). -
You have a property I want to rent. How do I apply?
You can apply on our website. Click on "Search Rentals" at the top right of the website, then scroll down until you find the property that you are interested in, click "Apply Now" to apply. We will be in contact with you once we have reviewed your application. -
How do I pay rent?
You can pay rent online through your Tenant Portal, check, money order, or cashiers check. We do not accept cash, no exceptions. -
I want to get a pet. What do I do?
All pets MUST receive written approval prior to getting a pet. Any pet at the property prior to approval will be subject to an Unauthorized Pet Fee of $500 and can cause you to be subject to eviction. Contact our office for the pet application process. -
I want to move out, but my roommate wants to stay. What do I do?
You will need to notify our office in writing by emailing admin@ips-nc.com. A Property Manager will be in contact with you to discuss your lease terms. -
My lease expiration is coming and I want to move out. What do I do?
You will need to submit your written notice in writing to our office. Email pm@ips-nc.com. Please include your desired move-out date in the email. -
Who is responsible for paying for repairs & maintenance requests?
Typically the owners are responsible for paying for maintenance requests. However, if the repair is due to tenant negligence or damage, the tenant can be charged. All maintenance requests should be submitted to the management company in a timely manner.
